Examples of Technical Drawings for Loft Conversions.

The examples shown below cover four basic types of 'Standard' loft conversion design, yet each technical drawing for a loft conversion is unique. Whichever is the ideal type for your needs, you can rely on 3rd Storey Technical Drawings to listen to your ideas and work with you to find the best possible loft conversion design.

Example A

Loft conversion with side + rear dormer 

The house shown is semi-detached, yet this design works exactly the same for end-of-terrace houses. Money-saving tip: one option with this design - in order to keep building costs down - is to omit the rear dormer and only have the side dormer (side dormers are usually needed for staircase access to the new loft rooms). See EXAMPLE E for this type of design.

Loft conversion with rear dormer 

Mid-terraced houses are particularly suited to loft conversions. They make wonderful, spacious rooms. Example B made excellent additional living space for the homeowners.





Example C

Loft conversion with lowered first-floor ceilings to facilitate side + rear dormers

This drawing exemplifies why not only homeowners but also loft conversion builders trust 3rd Storey Technical Drawings with their design drawings. Example C shows one of the more complex loft conversion principles; the design required the existing first-floor ceilings to be lowered to make the loft conversion feasible. The design was complex and the appointed builder needed the technical drawings to be inch-perfect. Our drawings for this project were commended by the approved Building Control Surveyor responsible for the building project.

Loft conversions with only Velux roof windows are not a popular as they once were, yet make beautiful loft rooms. Example E shows a simple design which provided a stunning master bedroom with en-suite.

Anthony deals directly with every client of 3rd Storey Technical Drawings. He produces every technical drawing and supervises the planning and building control procedures for each project.  In addition to these responsibilities, he is the lead designer for Tec Sketch and also manages the commissions for private and commercial clients of 3rd Storey Art & Graphics. Anthony manages all the web and social media sites for The 3rd Storey Cloud, 3rd Storey Technical Drawings, 3rd Storey Art & Graphics, and Tec Sketch.

Joanna deals with all financial and legal aspects. In addition to these responsibilities, she partners Anthony with the day-to-day management of Tec SketchWith her experience and knowledge of S.M.E.s, she also helps develop the marketing and promotion of The 3rd Storey Cloud3rd Storey Technical Drawings3rd Storey Art & Graphics, and Tec Sketch.


David Johnson.

David works independently to 3rd Storey Technical Drawings for the Aedis Group, a Corporate Approved Inspector, specialising in Building Control services on both commercial and domestic projects. He works closely with Anthony to ensure all technical drawings comply with the current Building Regulations, and, in this respect, his approach is professional and pragmatic.


Chris Dance.
Planning Consultant.







A former council Planning Officer, Chris is an associate within a planning development consultancy. When any complex planning queries arise concerning our technical drawings, Chris's depth of knowledge of the planning system - coupled with a friendly and professional manner - makes him a much-valued contact to Anthony and 3rd Storey Technical Drawings. His company is based in Tetbury, Gloucs; in addition to their local area - where Chris and his colleagues have a strong background of success - they offer their assistance throughout the UK.


Tim Scull
Structural Engineer.

Tim has worked in the construction industry since graduating in 1980. He has gained his experience working on a wide range of projects and for several large consultants before becoming freelance in 1988. Tim's input is a crucial, and much appreciated, part of the 3rd Storey Technical Drawings design process. He uses Anthony's technical drawings to provide the detailed structural design, calculations, and sketches for each project. The builder uses this information to correctly install the structural elements within the loft conversion.

Why I Love Creating Technical Drawings for Loft Conversions.



In 1987 I began my first business as an Architectural Technician. I quickly discovered that of all my varied commissions - from domestic extensions to public buildings - it was the ‘humble’ loft conversion which I enjoyed working on the most. I say humble because many professional designers - Architects, Technologists, Draughtsmen, Surveyors, and so on - frequently told me how much they hated drawing loft conversions and, indeed, often shunned them: they considered these projects too small and problematic. I didn't agree, but I benefited greatly as they referred these projects straight back to me!


I closed my practice in 2013 after 26 years as an Architectural Designer in order to start my present business - The 3rd Storey Cloud: I wanted to have a technical drawing business that was dedicated to loft conversions design (3rd Storey Technical Drawings) and to also pursue my other interests in the field of art & graphics (3rd Storey Art & Graphics).


Over my years designing loft conversions, I have honed my skills to specialise in helping families ‘move up and not out’ and obtain that much needed additional living space for home owners on a budget.
